How Will You Get MLS Listing Data?

In the US, listing data comes through the MLS system, and access is governed by rules rather than commercial negotiation. Getting this wrong means a portal that either launches empty or gets its feed pulled. There are four routes, and most successful portals combine more than one.

IDX feeds

The standard route for brokerages and agents. Requires MLS membership and an IDX agreement, and each MLS sets its own display rules — what you must show, what you cannot cache, and how often you refresh. We build to those rules so your feed does not get pulled after launch.

RESO Web API

The modern standard replacing RETS — cleaner data, better performance, and what any new build should target. Most MLSs have migrated or are migrating, and the specification is published by RESO. Building on RESO now saves an expensive rewrite in two years.

Where Will Your Listings Come From?

This is the question that decides whether a new portal works, and it’s the one nobody answers honestly. Rightmove and Zoopla will not feed a competing portal — so if you’re building a portal, you need a listing supply plan before you need a developer. In practice there are four routes, and most successful UK portals use more than one.

Agent-direct feeds

Agents send you their stock the same way they send it to the major portals — usually a BLM file or an XML feed from their CRM (Reapit, Jupix, Alto, Vebra, Expert Agent and similar). We build the ingestion side so an agent can join with a single feed URL and no manual work. Low friction is what gets agents to say yes.

CRM and software partnerships

Rather than signing agents one by one, integrate with the CRM platforms they already use, so their whole client base can switch you on. Slower to agree, far faster to scale.
