A Real Estate Portal

A marketplace. Listings from many brokerages or owners in one place, consumers search across all of them, and you monetize through leads, advertising, or subscriptions. Think Zillow, Realtor.com, Redfin. The hard parts are data access, search performance at scale, and MLS display compliance.

A Brokerage Website

Showcases one brokerage’s listings plus IDX inventory from the wider MLS. It syncs from your MLS feed and converts visitors into showing requests and CMA leads. The hard parts are IDX setup, display rules, and CRM lead routing.

A Rental or Management Platform

Different again — leases, rent collection, maintenance requests, and owner reporting rather than public search. Often the right answer when the business manages property rather than advertising it.

The Question That Decides Everything

How Will You Get MLS Listing Data?

In the US, listing data comes through the MLS system, and access is governed by rules rather than commercial negotiation. Getting this wrong means a portal that either launches empty or gets its feed pulled. There are four routes, and most successful portals combine more than one.

IDX feeds

The standard route for brokerages and agents. Requires MLS membership and an IDX agreement, and each MLS sets its own display rules — what you must show, what you cannot cache, and how often you refresh. We build to those rules so your feed does not get pulled after launch.

RESO Web API

The modern standard replacing RETS — cleaner data, better performance, and what any new build should target. Most MLSs have migrated or are migrating, and the specification is published by RESO. Building on RESO now saves an expensive rewrite in two years.

MLS Grid and aggregators

One integration covering many MLSs, with normalized data and a single agreement — MLS Grid is the most widely used. Far faster to launch across multiple markets than negotiating each MLS separately — usually the right first move for a multi-market portal.
