Know What You’re Building
Property Portal or Estate Agent Website? They’re Not the Same Build
Most enquiries we get start with “I want a property portal” — and about half of them actually need an estate agent website. They’re very different products, and confusing them is the most expensive mistake you can make early on.
A Property Portal
A marketplace. Many agents or landlords list on it, buyers and renters search across all of them, and you monetise listings, subscriptions, or leads. Think Rightmove, Zoopla, OnTheMarket. The hard parts are data supply, search performance, and getting both sides onto the platform.
An Estate Agent Website
Showcases one agency’s own stock. It pulls listings from your CRM, pushes them out to the portals, and converts visitors into valuations and viewings. The hard parts are feed integrations and lead capture.
A Lettings or Management Platform
Different again — tenancies, rent collection, maintenance, and compliance rather than public search. Often the right answer when the business is managing property, not advertising it.
Not certain which one you need? That’s normal. Tell us what you’re trying to achieve commercially and we’ll tell you which build actually gets you there — before you spend anything. Book a free 30-minute scoping call →
The Question Nobody Answers
Where Will Your Listings Come From?
This is the question that decides whether a new portal works, and it’s the one nobody answers honestly. Rightmove and Zoopla will not feed a competing portal — so if you’re building a portal, you need a listing supply plan before you need a developer. In practice there are four routes, and most successful UK portals use more than one.
Agent-direct feeds
Agents send you their stock the same way they send it to the major portals — usually a BLM file or an XML feed from their CRM (Reapit, Jupix, Alto, Vebra, Expert Agent and similar). We build the ingestion side so an agent can join with a single feed URL and no manual work. Low friction is what gets agents to say yes.
CRM and software partnerships
Rather than signing agents one by one, integrate with the CRM platforms they already use, so their whole client base can switch you on. Slower to agree, far faster to scale.
Direct landlord or vendor listings
If you’re targeting private sellers or landlords, you’re building a self-serve listing flow with verification, photo handling, and moderation — a different product problem, and one you control entirely.
Licensed or aggregated data
Third-party data providers can seed a portal so it doesn’t launch empty. Useful for the cold start — check the licensing terms carefully.
We’ll help you work out which of these is realistic for your market before we write a line of code. A portal with a beautiful search and no stock is the most common way this project fails.
What We Build
What Goes Into a UK Property Portal
Six systems that have to work together. Each one is where a portal either scales or stalls.
Listing Ingestion & Feeds
BLM and XML feed ingestion from agent CRMs, scheduled refreshes, error handling, and duplicate detection. Agents join with a feed URL, not a spreadsheet.
Search That Stays Fast
Postcode, radius, price, beds, and property-type filters with map search — built on Elasticsearch so results stay instant at 100,000+ listings, not just at launch.
Agent & Landlord Accounts
Self-serve dashboards for managing listings, branch hierarchies for multi-office agencies, lead inboxes, and performance stats agents will actually log in to see.
Lead Capture & Routing
Enquiry forms, viewing requests, and valuation leads routed to the right branch or negotiator, with tracking that proves the portal’s value at renewal time.
Monetisation
Subscription tiers, featured and premium listings, pay-per-lead, and billing with Stripe or GoCardless — including the reporting your agents will ask for.
Admin & Moderation
Listing approval queues, agent onboarding, content moderation, and the reporting tools that get scoped last and matter most once you’re live.
Compliance
Built for UK Compliance From Day One
UK Property Listing Rules
Material information requirements mean listings need council tax band, tenure, and property-specific details captured properly at entry — not bolted on later. We build the fields and validation in from the start.
UK GDPR
Enquiry data, agent accounts, and saved searches all involve personal data. We build with consent capture, data export and deletion flows, retention policies, and UK or EU data residency, following ICO guidance. We’ll sign a DPA.
Accessibility
Property search is exactly the kind of service accessibility law is written for. We build to WCAG 2.2 AA — which also happens to make the site work better for everyone.
How We Work
How We Keep Projects On Track
Offshore rates with onshore process discipline. Here’s exactly what working with us looks like.
Free scoping session
A 30-minute call to map your features, pressure-test your listing supply plan, and give you an honest timeline and fixed cost — useful even if you build elsewhere.
Fixed price, milestone payments
You know the total before we start and pay as milestones land. No hourly billing, no moving numbers mid-project.
Weekly working demos
Every week you see the product running, not a status report. Corrections happen early, not at handover.
Full UK-hours overlap
We work your hours. Questions asked in the morning get answered the same morning — not overnight.
You own everything
Source code, documentation, and infrastructure access are yours from day one. No lock-in, ever.
Transparent Scoping
What Drives the Cost of a Property Portal
Every portal is quoted differently, and any figure quoted before someone understands your requirements is a guess. What we can do is be transparent about what actually moves the number — so you know what you’re deciding.
Scope of search
A postcode-and-price filter is straightforward. Map search, radius search, draw-a-boundary search, and saved-search alerts each add real engineering — and each changes how the data layer has to be built.
Number of feed formats
Supporting one agent CRM feed is quick. Supporting BLM plus several CRM XML formats, each with its own quirks and refresh behaviour, is where portal budgets quietly grow.
Monetisation complexity
Free listings cost nothing to build. Subscription tiers, featured listings, pay-per-lead billing, proration, and invoicing are effectively a second product inside the first.
Scale from day one
A portal expecting 2,000 listings and one expecting 200,000 need different search infrastructure. Building for the wrong one is expensive either way — we’ll ask before we architect.
Admin and moderation depth
The approval queues, agent onboarding, and reporting tools get scoped last and used most. Skimping here is the most common regret we see.
What you’ll get from us
Send us your feature list and within 48 hours you’ll have a fixed quote with the breakdown behind it — hours, roles, and what each feature contributes.

Property Portal Development FAQs
It depends mainly on your search complexity, how many feed formats you need to support, and whether you’re monetising through subscriptions or billing from day one. Rather than quote a range that could be off by a factor of five, we give you a fixed quote within 48 hours of seeing your feature list — with the breakdown of what drives it, so you can adjust scope if you want to.
An MVP takes 8–12 weeks; a full platform 3–6 months. You see a working demo every week from week two.
Yes. For estate agency websites we handle outbound feeds to Rightmove, Zoopla, and OnTheMarket, and inbound feeds from CRMs including Reapit, Jupix, Alto, Vebra, and Expert Agent. For portals, note that the major portals won’t supply listings to a competitor — see our section above on where portal listings actually come from.
A portal is a marketplace listing many agents’ or landlords’ stock, monetised through subscriptions or leads. An estate agent website showcases one agency’s own properties and converts visitors into valuations and viewings. Different products, different budgets — we’ll help you work out which you need.
BLM (the standard UK property data format), XML feeds from the major agency CRMs, JSON APIs, and custom formats where an agent’s software needs it. We build ingestion so agents can join with one feed URL. Rightmove documents its own feed specification in the Rightmove Automated Data Feed.
Yes. We audit the existing codebase for free and give you an honest fix-versus-rebuild recommendation with real numbers before you commit to anything.
Yes. We build UK GDPR requirements in from the start — consent capture, data export and deletion, retention policies, UK or EU data residency, and a signed DPA.
We’re based in Jodhpur, India, with a full working-day overlap with UK hours. We work over Slack, Zoom, and shared boards, with weekly demos. Most of our clients are in the UK, Europe, and the US.
