Property Portal or Estate Agent Website? They’re Not the Same Build

Most enquiries we get start with “I want a property portal” — and about half of them actually need an estate agent website. They’re very different products, and confusing them is the most expensive mistake you can make early on.

A Property Portal

A marketplace. Many agents or landlords list on it, buyers and renters search across all of them, and you monetise listings, subscriptions, or leads. Think Rightmove, Zoopla, OnTheMarket. The hard parts are data supply, search performance, and getting both sides onto the platform.

An Estate Agent Website

Showcases one agency’s own stock. It pulls listings from your CRM, pushes them out to the portals, and converts visitors into valuations and viewings. The hard parts are feed integrations and lead capture.

A Lettings or Management Platform

Different again — tenancies, rent collection, maintenance, and compliance rather than public search. Often the right answer when the business is managing property, not advertising it.

The Question Nobody Answers

Where Will Your Listings Come From?

This is the question that decides whether a new portal works, and it’s the one nobody answers honestly. Rightmove and Zoopla will not feed a competing portal — so if you’re building a portal, you need a listing supply plan before you need a developer. In practice there are four routes, and most successful UK portals use more than one.

Agent-direct feeds

Agents send you their stock the same way they send it to the major portals — usually a BLM file or an XML feed from their CRM (Reapit, Jupix, Alto, Vebra, Expert Agent and similar). We build the ingestion side so an agent can join with a single feed URL and no manual work. Low friction is what gets agents to say yes.

CRM and software partnerships

Rather than signing agents one by one, integrate with the CRM platforms they already use, so their whole client base can switch you on. Slower to agree, far faster to scale.

Direct landlord or vendor listings

If you’re targeting private sellers or landlords, you’re building a self-serve listing flow with verification, photo handling, and moderation — a different product problem, and one you control entirely.

Licensed or aggregated data

Third-party data providers can seed a portal so it doesn’t launch empty. Useful for the cold start — check the licensing terms carefully.

Every portal is quoted differently, and any figure quoted before someone understands your requirements is a guess. What we can do is be transparent about what actually moves the number — so you know what you’re deciding.

Scope of search

A postcode-and-price filter is straightforward. Map search, radius search, draw-a-boundary search, and saved-search alerts each add real engineering — and each changes how the data layer has to be built.

Number of feed formats

Supporting one agent CRM feed is quick. Supporting BLM plus several CRM XML formats, each with its own quirks and refresh behaviour, is where portal budgets quietly grow.

Monetisation complexity

Free listings cost nothing to build. Subscription tiers, featured listings, pay-per-lead billing, proration, and invoicing are effectively a second product inside the first.

Scale from day one

A portal expecting 2,000 listings and one expecting 200,000 need different search infrastructure. Building for the wrong one is expensive either way — we’ll ask before we architect.

Admin and moderation depth

The approval queues, agent onboarding, and reporting tools get scoped last and used most. Skimping here is the most common regret we see.
